Important Information
Identification – Please bring a government issued identification card with your photograph (driver’s license or passport) to closing.
Contact information – Your phone number, email, and forwarding address are needed for contact purposes.
Payoff information – If you have a mortgage or mortgages, please order a payoff statement from your lender(s). Please make sure the payoff statement has a “good through date” of seven days after the date of closing. Your lender may fax your payoff statement to our office at 912-882-3758.

Homeowner’s Association (HOA) contact information – If your property is subject to an HOA, HOA information must be provided before closing so that an HOA estoppel letter can be obtained.
Termite letter – If your contract requires that a clear termite letter be provided, you or your real estate agent should submit it to our office prior to closing along with an invoice for the letter.
Power of Attorney – If you cannot be present at closing, please let our office and your real estate agent know immediately as we will need to arrange for you to sign a power of attorney. The power of attorney must be prepared or approved by our office and/or the lender prior to closing.
LLC or corporate documents – If the property is owned by an entity, our office will need to review all relevant organizational documents (e.g. operating agreements) prior to closing.
Trust – If the seller is a trust, our office will need to review a copy of the trust documents prior to closing.
Estate paperwork – Is an owner deceased? Please let our office and your real estate agent know as soon as possible if an owner of the property is deceased. We will need a copy of the decedent’s death certificate and a copy of all relevant probate documents (Last Will and Testament, Letters Testamentary or Letters of Administration, etc.). We will also need to know the estate tax identification number.
Non-Georgia Residents - If you are not a resident of Georgia, state law may require us to withhold a portion of the sales proceeds and remit them to the Georgia Department of Revenue. If the seller is not a Georgia resident, please review the forms HERE and contact us as soon as possible in order that we may determine if withholding is necessary.
Bankruptcy – If the seller is in bankruptcy, please notify our office immediately.
Mobile Homes – If there is a mobile home on the property, please notify our office immediately.
